Getting Started
Set up your account in under 2 minutes
Create your account
Go to /register and sign up with your email and password. Choose your role — Buyer, Seller, Agent, or Developer. Your role determines which dashboard and tools you'll see.
Complete the onboarding wizard
After registration, you'll be guided through a quick setup wizard. Add your phone number, location, and profile details. This helps us personalise your experience.
Verify your identity
Upload a government-issued ID (NIN, driver's licence, or passport) to get verified. Verified users get a badge and unlock messaging, offers, and inspections. Go to /verification.
Start exploring
Browse properties at /properties. Use filters to narrow by type, price, bedrooms, or location. Save properties you like and message agents directly.
Searching for Properties
Find exactly what you're looking for
Quick Search
Use the search bar on the /properties page. Search by location name (e.g. "Lekki"), estate name, or keyword. Results update as you type.
Advanced Filters
Click "Filters" to narrow results by:
- ✓ Purpose — Buy, Rent, or Land
- ✓ Property type — Apartment, Duplex, Bungalow, etc.
- ✓ Price range — Set min and max in Naira
- ✓ Bedrooms & bathrooms
- ✓ Land size (for land listings)
Understanding Trust Scores
Each property shows a Trust Score (0-100). Higher scores mean more verification checks have been completed. Properties with 80+ are considered high confidence. See How Trust Scores Work for details.
Saving Properties
Click the heart icon on any property to save it. View all saved properties at /saved or from your dashboard. You can save up to 10 properties on the free plan.
Listing a Property
Sell or rent your property on POGO
Only Sellers, Agents, and Developers can list properties. Go to /list-property to start the guided wizard.
Step 1 — Property Details
Enter the title, description, purpose (buy/rent/land), property type, price, bedrooms, bathrooms, and land size. All fields marked with * are required.
Step 2 — Location
Add the location name, state, LGA, and estate (if applicable). The more specific your location, the better your property will rank in search results.
Step 3 — Features & Photos
Select features (parking, security, power supply, water, swimming pool, gym, etc.) and upload photos. Properties with photos get 5x more views.
Step 4 — Review & Submit
Preview your listing and submit. Your property will be reviewed and verified before going live. You can save as a draft and come back later.
Agent tip: Free Starter plan allows up to 10 active listings. Upgrade to Pro for 25 listings or Enterprise for unlimited.

Build trust with buyers and sellers
Identity Verification
Upload a clear photo of your government-issued ID (NIN slip, driver's licence, or international passport) and a selfie. Our team reviews submissions within 24-48 hours. Once approved, you'll get a verified badge on your profile.
Property Verification
Property owners can submit documents (C of O, survey plan, receipts) for verification. Each document is reviewed and contributes to the property's Trust Score. Higher Trust Scores increase buyer confidence.

Messaging
Communicate securely with agents and sellers
Starting a Conversation
On any property detail page, click "Message" to start a conversation with the listing agent or seller. You must be verified to send messages.
Your Inbox
View all conversations at /messages. Unread messages show an orange dot. Click a conversation to read and reply. Your dashboard also shows unread message counts.
Tip: Always ask about property availability, schedule inspections, and confirm details through messages. This creates a record of your communication.
Making Offers
Submit and negotiate property offers
Submitting an Offer
On a property detail page, click "Make Offer". Enter your offer amount and an optional message. The seller or agent will be notified and can accept, counter, or reject.
Offer Status
- Pending — Waiting for seller response
- Accepted — Seller accepted your offer. Proceed to Deal Room.
- Countered — Seller made a counter-offer. You can accept or negotiate.
- Rejected — Seller declined the offer.
Inspections
Before or after making an offer, you can request a property inspection. The seller/agent will confirm, reschedule, or cancel. Once completed, the inspection milestone is marked done in the Deal Room.

Track your transaction from offer to handover
When an offer is accepted, a Deal Room is created. Both buyer and seller can track the transaction through milestone steps:
Note: The Deal Room is optional and can be enabled or disabled by the platform admin. When bypassed, the transaction still records data but skips Deal Room milestones.

Manage your agency on POGO
Your Agent Dashboard
Log in to see your agent dashboard with active listings count, leads, messages, and quick actions. Access it from the sidebar or at /dashboard.
Listing Limits
Free Starter plan: 10 active listings. Pro plan: 25 listings. Enterprise: unlimited. Your plan details are shown on your dashboard.
Agent Profile
Complete your agent profile with agency name, license number, specialisations, and bio. A verified agent badge builds trust with buyers. Complete your profile at /settings/profile.
Responding to Enquiries
When a buyer messages you or makes an offer, you'll see it on your dashboard. Respond quickly — fast responses build trust and close deals faster.
For Developers
Showcase your developments and manage units
Developer Dashboard
Your developer dashboard shows active developments, total units, leads, and reservations. Add new developments and manage unit inventory from your workspace.
Creating a Development
Go to /list-property and select "Development" as the listing type. Add the project name, description, location, total units, and features. Each development can have multiple units.
Managing Units
Add individual units to your development with unit number, type, price, bedrooms, and status (available, reserved, sold). Track inventory and let buyers reserve units directly.
Organisation Verification
Verify your organisation to build buyer trust. Organisation verification is separate from identity verification and shows your company is legitimate.

POGO Assistant
Chat with our AI assistant to get property recommendations, market insights, and answers to your questions. Available at /assistant.
POGO Value
Get indicative property valuations (low/mid/high) based on market data. Useful for pricing your listing or evaluating a property's worth.
POGO Studio
Virtual staging for properties. Upload photos and get AI-staged versions to make your listing stand out. Original images are always preserved.

Create and manage property documents. Generate editable, versioned drafts with legal-review flags for contracts and agreements.

Is POGO free to use?
Yes! Buyers can browse, save, and message for free. Sellers can list one property for free. Agents get a free Starter plan with 10 listings. Pro and Enterprise plans are available for power users.
How do I know if a property is trustworthy?
Check the Trust Score on every property listing. Scores of 80+ indicate high confidence. You can also view the full Trust Report showing which verification checks have been completed.
Can I use POGO on my phone?
Yes. POGO is a Progressive Web App (PWA) that works on any device. You can add it to your home screen for a native app experience.
What happens after my offer is accepted?
A Deal Room is created where you and the seller track the transaction through milestones: inspection, documentation, payment, and handover. You'll receive updates at each step.
